@raniasultan
New housing bill: Is Congress finally stopping Wall Street from buying American homes?
For millions of families, buying a home in America feels almost impossible… and now Congress is finally moving. The House passed a major housing affordability bill aimed at lowering housing costs, speeding up construction, reducing some regulatory barriers, and limiting large institutional investors from buying more single-family homes and turning them into rentals.
But here’s the twist: the House version is weaker than the Senate version. It removed a tougher provision that would have forced some investors to sell homes after seven years. So while the bill may help increase housing supply and slow down investor purchases, critics say it may not go far enough to stop Wall Street from dominating parts of the housing market.
In this video, we break down what the bill actually does, whether it could help lower home prices, how it affects private equity and big landlords, and why some people see it as a historic step while others call it watered down.
Sources: NPR reported that the House passed a major housing affordability bill focused on construction, affordability, and limits on large investors in single-family homes. CNBC explained that lawmakers are targeting private equity and institutional investors buying homes for rentals. Barron’s and the Wall Street Journal reported that the 21st Century Road to Housing Act passed the House 396-13, but the House version removed the Senate’s stricter seven-year divestment requirement for some investors.
